The beach cities do not get true winter, but the shift from summer to a damp coastal fall still puts real stress on a house. A furnace that only runs a handful of days a year is the one most likely to fail on the coldest night. 1. Furnace Tune-Up Before You Actually Turn It On
Book a licensed HVAC technician in the next few weeks. Do it now. During routine appliance checks, professionals inspect the burners, clean the flame sensor, test the safety switches, and confirm that the thermostat is communicating with the unit. If the filter has not been changed since spring, that comes first.

2. Water Heater Flush and Age Check
Sediment builds up at the bottom of any water heater tank, making it work harder. A short flush clears it. Look at the manufacture date on the sticker. If the unit is more than 12 years old, plan for a replacement rather than a leak.
While you are at it, feel the flexible line on top for warmth or corrosion. Small stains around the base of the tank are a sign to have a plumber look now, not in February.
3. Dryer Vent, Range Hood, and Kitchen Exhaust
Behind the dryer, loosen the vent hose and remove lint that has piled up since spring. A blocked vent is a fire risk and also the reason clothes take two cycles to dry. If the run to the outside vent is long, hire a duct-cleaning service; it is inexpensive and worth it once a year.
Remove the range hood filter, wash it in soapy water, and reinstall it. The kitchen exhaust matters more in a smaller beach city home than most people realize.
4. Refrigerator Coils and Freezer Seals
Vacuum the coils behind or under the refrigerator. Twice a year, if there is a dog in the house. Dust on coils makes the compressor work harder, shortening the appliance's life, which most expect to last a decade or more.
Inspect the freezer door seal by closing it on a piece of paper. If the paper comes out without drag, the seal is worn. A new gasket costs less than a service call and takes about 20 minutes.
5. Smoke and Carbon Monoxide Alarms
Furnace season and CO risk go hand in hand. For a routine appliance check, it's best to test every alarm. Replace any unit older than 10 years, no matter how it sounds. Put one CO alarm within 10 feet of every bedroom door, and one near the garage entry if there is an attached garage.
Battery-only alarms need a fresh 9-volt every fall. Hard-wired units still need their backup batteries checked.
